1
Should you sell now?
Timing matters, but so does your life. The best time to sell is usually when it fits your plans and the market is reasonably in your favor. A few things to weigh:
- How much equity have you built up in the home?
- Where will you go next β buying, renting, relocating?
- What is inventory like in your neighborhood right now?
- Are you ready for showings and some short-term disruption?
I'm happy to run a free, no-pressure market analysis so you can see exactly where you stand before deciding.

Pricing it right
Price is the single biggest factor in how quickly and how well your home sells. Priced right, you attract more buyers and often multiple offers; priced too high, the home lingers and buyers wonder what's wrong. We set your price using a comparative market analysis β recent sales of similar homes nearby, adjusted for your home's condition, upgrades, and the current market.
The first two weeks on the market get the most attention. Pricing competitively out of the gate β rather than "testing high" β usually nets a higher final price, not a lower one.
3
Prepping your home
You don't need a full renovation β small, smart improvements go a long way. Focus on making the home feel clean, bright, and move-in ready:
Declutter & depersonalize
Clear surfaces and pack away personal items so buyers can picture themselves there.
Deep clean
A spotless home signals a well-cared-for one. Don't forget windows and floors.
Small repairs
Fix leaky faucets, squeaky doors, and chipped paint β little things buyers notice.
Curb appeal
Tidy landscaping and a welcoming entry set the tone before buyers step inside.
4
Marketing & showings
Most buyers find your home online first, so presentation is everything. I handle professional photography, a compelling listing, and syndication across the major sites, plus targeted social and email outreach. During showings, keep the home clean and easy to view β and step out when you can, so buyers feel free to explore and imagine living there.
5
Reviewing offers
When offers come in, price is just one piece. We'll look at the whole picture together β the buyer's financing and pre-approval, contingencies, proposed timeline, and how much earnest money they're putting down. A slightly lower offer with fewer strings can be stronger than a higher one that's likely to fall through. I'll help you compare and negotiate for the best outcome.
6
Closing the sale
Once you accept an offer, we move through the buyer's inspection, appraisal, and financing. There may be a round of repair requests to negotiate. At closing, you'll sign the paperwork, hand over the keys, and receive your proceeds. I'll keep everything on track and by your side from contract to close β and beyond.
